Welcome to the month of April. By the time you are reading this, you will be deep into it. That means I can’t play any April Fool jokes on you. Never been a fan of those anyway. When I was a kid, my favorite radio station Star 101.3 in Walnut Creek announced they were going to be changing formats and playing elevator music and for half the day they did that, only to announce it was a big April Fool’s Joke.

Not that I am the Dr. of Love or anything like that… But then again, most of my family refer to me as Dr. Lety.  After all – Love is a very splendid thing. When my husband and I were planning our wedding back in 2001 we agreed to reveal to all in attendance words that would convey our LOVE for each other.  My favorite Love Description is from 1 Corinthians 13: Love is patient, love is kind. It does not envy, it does not boast, it is not proud. It is not rude, it is not self-seeking, it is not easily angered, it keeps no record of wrongs. Love does not delight in evil but rejoices with the truth. It always protects, always trusts, always hopes, and always perseveres.

 

It doesn’t matter your ‘religious persuasion’ to say “yea, that IS a great description of LOVE”. I am talking LOVE because February is the Love month, rightly celebrated with Valentine’s Day.

 

I could go on with all kinds of examples like – Love Your Neighbor as Yourself, even go all business on you with accolades about how much we love doing business with you, or how much we love your referrals and more – but, the point is we do love helping people sell and buy real estate.  And those people say we are good it!

If you’re following what’s happening in the housing market right now, you know that many people believe the winter months aren’t a good time to sell a home. As realtor.com Senior Economist George Ratiu recently noted,

“Sellers tend to be more reluctant to list during the colder time of year when the market typically makes a seasonal slowdown.”

However, a recent report by ShowingTime reveals how this year is different. Buyer activity is way up compared to the same time last year. The report explains,

“The nation’s 12.6% growth in home showings compared to 2018 was the most significant jump in buyer traffic during the current four-month streak of year-over-year increases. The West Region saw the greatest growth in activity, with a 23.1% jump – the region’s greatest in the history of the Showing Index.”

Winter is know as the sellers market because there is a high demand for homes from buyers and low inventory since most people are not willing to sell during the holidays. A seller’s market is a fantastic time to sell your home as you could secure a sale price that’s higher than your listing price, or at least more than your bottom line (the lowest price you’d be willing to accept for your home). If you’re buying a home in a seller’s market, be aware that the seller has the advantage. Don’t leave a buyer in waiting.

Bottom Line

Waiting for the “spring buyers’ market” may be a mistake this year. It seems the purchasers are already out and looking to buy.

Which month do you think most people who are considering buying a home actually start their search? If you’re like most of us, you probably think the surge happens in the spring, likely in April. Not anymore. According to new research, January 2019 was only 1% behind February for the most monthly views per listing on realtor.com.

So, what does that mean? The busiest season in real estate has just begun.

The same research indicates,

“Historically, April launched the kickoff of the home shopping season as buyers would come out of their winter hibernation looking for their new home. However, the spring shopping season now starts in January for many of the nation’s largest markets.”

With the reality of fewer homes on the market in the winter, and that supply naturally increases as we head to the spring market, waiting for more competition to list in your neighborhood this year might put you behind the curve. Perhaps now is the time to jump into the market.

George Ratiu, Senior Economist at realtor.com says,

“As shoppers modify their strategies for navigating a housing market that has become more competitive due to rising prices and low inventory, the search for a home is beginning earlier and earlier.”

There is a lot of speculation in the market about why the search for a home is shifting to an earlier start. The one thing we do know is if you’re thinking about buying or selling a home this year, the earlier you get started, the better.

Reminder: When should you sell something? When there is less of that item for sale and the greatest number of buyers are in the market. That’s exactly what is happening in real estate right now.

The month of October can be a spooky month, maybe even a scary month with monstrous problems. Yikes!! Well maybe not, but words like that seem to be popping up everywhere as kids and adults alike look forward to Halloween. 

In fact, according to the USA Today, adults spend more on themselves to celebrate Halloween than any other day during the year. I get that. Especially if they want to hang out with the kids to go trick or treating, or to a Halloween party of some kind.

For many homeowners and home buyers though, they are truly scared.  Scared to death of how in the world they are going to get out of their house and into their next one (the trick).

My Treat: As a result of working with over 1,000 families over a 20-year time span, we have developed a special program to help home sellers and home buyers.   2. Explain: Talk them through the social cues and research to answer any questions.
  3. Practice: Dress them in their costumes before Halloween and walk them through the route you plan on taking. Invite some friends to dress up and practice as well.
  4. Perform: It is the big night and you have to remember that it is all about having fun this October.

Labor Day Remains

Happy September and Happy Labor Day! It is nearly fall and soon the weather and leaves will begin to change. I am here again to share The Almaro Team’s September Newsletter with you and you can share it with your friends. In case you aren’t sure of the title… it’s Labor Day. The Backwards Holiday. I wonder why it’s named Labor Day and can’t help making this point. Since it’s a Holiday intended to be just that, a Holiday! I would think a better name may be Relax Day or Lazy Day or Off Day or Sleep in Day, something other than Labor Day. After all, we know what Labor means. And many will likely be celebrating Labor Day by Laboring.

Labor Day came about because workers felt they were spending too many hours and days on the job.

In the 1830’s, manufacturing workers were putting in 70‐hour weeks on average. Sixty years later, in 1890, hours of work had dropped, although the average manufacturing worker still toiled in a factory 60 hours a week. These long working hours caused many union organizers to focus on winning a shorter eight‐hour work day. They also focused on getting workers more days off, such as the Labor Day holiday, and reducing the work week to just six days.

These early organizers clearly won since the most recent data show that the average person working in manufacturing is employed for a bit over 40 hours a week and most people work only five days a week. Surprisingly, many politicians and business owners were actually in favor of giving workers more time off. That’s because workers who had no free time were not able to spend their wages on traveling, entertainment or dining out. As the U.S. economy expanded in the late 1800’s and early 1900’s, it became important for businesses to find consumers interested in buying the products and services being produced in ever greater amounts.

Shortening the work week was one way of turning the working class into the consuming class. Boy… It’s hot, and not just outside.

You don’t have to be a weather person to predict the weather this time of year.  We all know… it’s the hottest time of the year.  But that’s not all that’s hot.  The economy is red hot too.  By all measures the best economy in 20 years or so.

This is GOOD for most reading this, but there will be some exceptions.  There always are.  An example could be someone will sell a house and make out great, meaning a buyer pays a bit more than they would have not too long ago.  And in some areas, the opposite happens.  Seller does not make out that great, but the buyer does. Most home owners who do NOT have to sell of course know this and will hold back on buying or selling.  That will of course impact supply and demand.  Results right now? RED HOT opportunities!How does this impact you?  Well, it is a HOT time to invest in real estate.
